Rental Policies and Forms
Application for Residency
Anyone over the age of 18 planning to live in an apartment or town home managed by Western Reserve Properties must first apply and be approved. Upon receipt of an Application for Residency and a $25 non-refundable application fee, we will begin processing your application for approval. We will verify employment and income, as well as current and previous residency with your mortgage lender or landlord.

Income Requirements: Monthly income must be equal to or greater than 3 times the monthly rental rate. Prospective residents do not have to be employed to qualify. We accept income from sources other than employment such as trust funds, dividends, interest income, social security or disability benefits, child support, and alimony. We do not accept income from an individual that will not be residing in the rental home. Income must be verifiable.

Credit History: A credit report will be requested from Trans Union, TRW and/or Equifax. Only credit history within the last five years is considered. Applicants that are in good standing with their creditors are accepted. Individuals with a history of late payments and/or collection accounts and a credit history showing: bankruptcy*, unpaid state or federal tax liens, foreclosure, vehicle repossession, utility or telephone collection account, landlord civil judgement or eviction, or three or more late rent/mortgage payments in the last 12 months will not qualify to lease a rental home with Western Reserve Properties. We do not accept co-signers or payment of lease value in full in lieu of fulfilling our income and credit history criteria.
*Western Reserve Properties will accept new applicants who meet the above stated criteria and have filed bankruptcy no less than 12 months prior to the date of their application, if the applicant has re-established credit in good standing with not less than three (3) major creditors and pays a security deposit of 2 times the monthly rental rate and who meets all of the other criteria listed above.

Lease Terms
Western Reserve Properties offers 12 month lease terms to new Residents.
Number of Occupants
Having adopted the HUD standard of two (2) people per bedroom and according to code regulations, the number of occupants per dwelling unit is based on floor area of each room used for sleeping purposes. Rooms that can be used for sleeping purposes are bedrooms and finished lower level family rooms. Every room occupied for sleeping purposes by one occupant shall contain at least 70 square feet of floor area. Every room occupied for sleeping purposes by more than one person shall contain at least 50 square feet of floor area for each occupant thereof. This rule in general equates to one to four occupants per two bedroom and up to 6 occupants per three bedroom home. Pets
Our rental communities permit up to two (2) pets per home. Most of our rental communities do accept dogs, with the exception of Creekside. Circle and Chapel Pines are the only communities that restrict dog owners to select buildings. Management reserves the discretion to deny Applications for Residency for owners of pit bulls, rottweilers, or any similar breed of dog.
Western Reserve Properties permits two vehicles per home. The storage of recreational vehicles, i.e., boats, trailers, snowmobiles, etc. are not permitted within the community.
Early Lease Termination Policy
For all tenants wishing to terminate their lease within the first 12 months, you may assign or sub-let your lease with permission from the landlord. It will be the tenant's responsibility to advertise and show the property. The agreed upon rent will continue to be due until the residence is occupied by a new tenant.
For any tenants wishing to terminate their lease after the intitial 12 month lease, a 30 day notice is required in writing.
We do not accept 30 day notices between the months of November 1st and March 1st.
